About the project

We are working to make your estate's shared spaces safer and to discourage anti-social behaviour. We have been working in partnership with the local police to tackle ongoing issues. We have also been liaising with multiple teams across the Council to ensure that much needed recycling, lumber store and landscaping improvements are delivered.

Recycling area improvements

UPDATE (August 2025) -

Following feedback from our recent drop-in session, we’ve reviewed and updated the estate’s recycling arrangements. Key improvements include:

  • More recycling and refuse bins in new fire-proof enclosures with clearer signage
  • Additional bin locations across the estate for easier access
  • Accessible bin designs to support residents with disabilities
  • Food waste recycling bins in most areas, with new enclosures to reduce odours and improve appearance
These changes aim to make recycling easier, more convenient, and more visually appealing.

Lumber store improvements

We will be relocating the lumber store to the area near 71–82, where the refuse bins are currently located. This space will be upgraded and screened off to keep the estate tidy and well-maintained.

  • Screens are scheduled for delivery at the end of August
  • Installation is planned for the first week of September

Security improvements

We are proposing to install eight high quality steel gates / doors on the ground floor to enclose all the internal communal areas and ensure that only residents can access the buildings. All affected properties will be equipped with an intercom handset that is connected to the main intercom system. Access control will be fob operated.

We understand how important these security improvements are to residents, and we sincerely apologise for the delay in progress and communication.

A planning application for the installation of security doors to the eight open stairwells was submitted in December and approved in February. Since then, our design consultants have developed a detailed specification tailored to the unique layout of each stairwell. This process took longer than expected due to the bespoke nature of the designs, which are required to meet building control regulations.

We have now received the framework contractor’s costings, which unfortunately came in higher than anticipated and beyond our ring-fenced budget. However, please be assured that we are actively working to resolve this:

  • We are reviewing the costs with a quantity surveyor to identify savings where possible and ensure best value for money.
  • We are also considering additional measures to help reduce anti-social behaviour while the door entry solution is being reviewed.

We know this news may be disappointing, but we want to reassure you that your safety remains our top priority, and we are committed to delivering a best value solution that works for residents and the estate.

Play and landscaping

Due to delays with the door entry project, engagement on play and landscaping improvements will be paused temporarily. We will resume this once the security works are completed.

Funding

All the above improvements will be fully funded by Islington Council, and therefore will not be recharged to residents. The maintenance and servicing of these new facilities will be charged through rent and service charge.
